Policies for City-owned electronic signs

April 2nd 2013 MDT

I am looking for examples of policies for use of City-owned electronic signs.  Brigham City is installing a sign on our golf course, and we want to enact a policy guiding use of the sign.  If your community has such a policy, could you send me a copy or a link to it?  Thanks. *Paul Larsen AICP*Economic Development DirectorBrigham City Corporation20 N. Give Away a HP Plotter

April 1st 2013 MDT

I have a HP 750C color plotter that I no longer need and are offering it free of charge to some who may need one.  It needs repairs that I estimate at approximately $300 to $400.  As said I am trying to give it away short of throwing it away in two weeks. Steve McCutchan ...Continue Reading

Re: Fiscal impacts of apartments

March 28th 2013 MDT

I would tent to agree with Aric. I'm not sure you can generalize economic impacts (or social or environmental impacts for that matter). Much is dependent on how well the property is managed and maintained, whether the owner is on-site or not. I have seen studies that suggest that higher density development in general has a lower economic burden on city resources than lower density development—per capita, per household, and per geographic area—when considering the cost of public services from emergency services, to ...Continue Reading

RE: Fiscal impacts of apartments

March 28th 2013 MDT

You should talk to the County Assessor to see if the apartments are taxed as primary dwellings and are taxed only on the 55% value as opposed to secondary dwellings (which some condos may be, especially in your area) and are taxed on 100% of the value. I am going to guess that they each would have the same fiscal burden, but the burden would be based on density. Higher density means less roads and utility lines, less cost. Condos or townhomes have individual road frontage and thus higher infrastructure costs. Wheth ...Continue Reading

RE: Fiscal impacts of apartments

March 28th 2013 MDT

Doug, Nole, My personal observation is that it all depends on the ownership; a well managed apartment building is less of a burden than a condo project with a bad HOA, and vice-versa.  The same goes for single-family neighborhoods; a well-managed apartment building is less of a burden than a single-family neighborhood of dead lawns and cars on blocks.  If you find any studies on the subject, I would appreciate it if you would share them. Thanks, Aric  *From:* Walkingshaw, Nole [mailto ...Continue Reading

RE: Fiscal impacts of apartments

Not necessarily.  An owner occupied unit would get the primary residence tax break and rental units don’t.    Are we talking enforcement kind of burden or impact fees kind of burden? *From:* Walkingshaw, Nole [mailto:Nole.Walkingshaw@PROTECTED] *Sent:* Thursday, March 28, 2013 2:02 PM*To:* Utah Chapter APA Listserv*Subject:* [UAPA] RE: Fiscal impacts of apartments  I am curious as to why you would assume that? The only thing I can think of is that with multiple parcels v multiple units the ...Continue Reading

I am curious as to why you would assume that? The only thing I can think of is that with multiple parcels v multiple units the tax collection would be greater for a condo. Thanks,Nole   *From:* Doug Smith [mailto:dsmith@PROTECTED] *Sent:* Thursday, March 28, 2013 1:41 PM*To:* Utah Chapter APA Listserv*Subject:* [UAPA] Fiscal impacts of apartments   Does anyone have any data on the fiscal impacts of stacked apartments versus stacked condominiums?  I am trying to determine if either one has l ...Continue Reading

Fiscal impacts of apartments

March 28th 2013 MDT

Does anyone have any data on the fiscal impacts of stacked apartments versus stacked condominiums?  I am trying to determine if either one has less of an ongoing fiscal burden to a community. I assume that ownership units are less of a fiscal burden but I am hoping to find some data.       Thanks  Doug G.
