Hello Planners –

I’m looking for model ordinances for regulating wetlands, riparian habitats, and other sensitive lands. I’m hoping some of you have experience with regulating developments near these sensitive areas. We have seen an uptick in requests to design subdivisions near wetlands, wet meadows, and other wetland types. Wetlands are regulated by the EPA and the Army Corps of Engineers, but I’m assuming there are other factors (i.e. density calculations, open space ratios, basements) that should be considered by the municipality.
