Attached is a worksheet of our current rule for minimum lot size for homes on individual onsite wastewater systems (septic systems).  We at the state level are doing a rule revision of the current R317-4 rules concerning these types of wastewater systems. One such rule that the local health departments would like change is the minimum lot sizes.  This attachment was generated by polling other states and what size they have in their rules. Utah locals report that because of the larger footprints of the homes today, it is very difficult to put a home on these lots of today's rules and meet setback requirements, etc. 

Therefore, there is a proposal to increase the minimum lot size.  One proposal is to increase them 100%.  This change would only affect a new lot.  All lots already created are grandfathered under the old rule and sizing.  

As you can see by my handout, a lot of states don't have this problem, because they have strong planning /zoning regulations in effect and the lot sizes are more than adequate to get septic approval, as the lot sizes are usually quite a lot larger.

What kind of comments or concerns do UTAH APA members have with this proposal?
